East Clayton Surrey Community Snapshot: A Flourishing Subdivision

It was a quiet, rural area of Surrey real estate where you could find one of the Lower Mainland’s few remaining drive-in movie theatres, a gas station, plus one of the eclectic co-op hardware stores that carries everything from tractors and power tools to ice cream cones, ribbons and lace. There wasn’t a whole lot more in the East Clayton Surrey real estate district at all. Today, the new East Clayton neighbourhood is in the final states of transforming its country landscape into contemporary suburbia with a distinctly family oriented leaning. Shopping malls have introduced a host of big box retailers as well as one of the Lower Mainland’s first Thrifty Foods into the new Surrey East Clayton community. That ubiquitous symbol of urbane living, the local latte bar, can be found on most commercial corners. And new East Clayton housing of all types continues to come out of the ground on a seemingly daily basis in this Surrey real estate community. East Clayton real estate Surrey neighbourhood also offers some attractive housing prices with the benefit of the fact virtually all of the supply here is new or near new. Surprisingly, despite the recent proliferation of multi-family Surrey real estate development, single family East Clayton houses still represent the largest proportion of homes currently on offer. The good news is that it’s relatively easy to find an attractive, well appointed East Clayton house in Surrey real estate market with three or four bedrooms for between $450,000 to $500,000. An extra $50,000 will often get you five or even six bedrooms for these Surrey East Clayton homes. These new East Clayton houses tend to have character/heritage architecture, compact lots, plus all the bells and whistles – granite countertops, nine foot ceilings and stainless steel appliances. A number, like the now under construction Surrey East Clayton Hudson Crossing, also have legal mortgage helpers making this an even more affordable option for first time Surrey homebuyers or young families. Available East Clayton apartments are low-rise, typically newer than five years, and seldom push past the $300,000 benchmark price. The Surrey East Clayton townhouses continue to offer solid value with approximately half of the 66 resale units listed at press time carrying price tags of $350,000 or less with the most expensive 2065 square foot townhome logging in at just $445,000. Two Surrey East Clayton real estate projects, the approximately three year old Bacara, and the newer TATE Rowhomes by MOSAIC Homes, are designed with live/work designation that’s proved popular among professionals like architects, accountants and fashion designers. One to watch is the now under construction Waterstone East Clayton Surrey real estate development at the corner of 194th Street and 64th Avenue. Offering a diverse range of East Clayton housing styles and prices, this is the East Clayton Surrey first real estate development to offer the resort style luxury of an on site 15,000 square foot clubhouse/spa and is aimed squarely at giving Surrey homeowners the option of remaining in the same neighbourhood as their housing requirements change over time. Waterstone Surrey East Clayton’s initial phase of condominiums starts at $200,000. Build out is expected to take several years.
